Pursuant to L. 4753/2020 amending legislative act dated 20.03.2020 (ratified by L. 4683/2020) and published in the Greek Government Gazette (A’227/18.11.2020), due to the persistence of Covid 19 pandemic and in order to combat the negative repercussions thereof, the following are provided:
Non mandatory reduction of the rents for September and October by at least 30% by virtue of a relevant agreement between Lessor and Lessee.
(a) Extension of the mandatory reduction of rents by 40% on the total amount of the payable rent for October and November depending on the epidemic level of each prefectural district and especially (i) for October such is applicable to districts that for at least 14 days have been under in a “very high” epidemic level and (ii) for November such is applicable to districts that fall under epidemic level of at least “increased danger” and where urgent measures for the protection of public health have been adopted.
Above measures apply to below leases:
(1) commercial leases for businesses whose operation has been suspended or temporarily prohibited,
(2) commercial leases for businesses that are affected by Covid-19,
(3) residential leases where the lessee is an employee whose employment agreement has been suspended.
Leases under (3) include student housing leases and residential leases where the Lessee is the spouse or lawful partner of the person whose employment agreement has been suspended, as well as leases where the Lessee is a seaman whose relevant agreement has been suspended.
Also it is provided that lessors receiving reduced rent 40% since November 2020 the State will reimburse to them half of the amount lost, meaning 20% of the initial rent amount.
